onboarding fees
Landlord Onboarding Fee (£50) – one-off, per landlord (not per property). Covers setup and contingency as part of our landlord agency agreement.
Kickstart Letting Fee – required for every property added, unless already tenanted. This is the minimum package and covers tenant find and tenancy setup.
Management Fees – payable per tenancy (12-month standard). When the tenancy ends, the package ends.
If tenancy continues with the same tenants → landlord pays a small renewal fee for the new agreement.
If new tenants move in → landlord must pay a new Kickstart Letting Fee and choose a management package.

These are not included in packages and are charged separately:
Court/eviction proceedings → all legal costs remain landlord’s responsibility.
Major refurbishments / large-scale works → contractor coordination covered, but costs passed to landlord.
Utility bills & council tax in void periods → landlord responsibility (PBM does not handle).
HMO management → requires separate cost plan (contact PBM).
Tenant changeovers mid-tenancy → partial/full Kickstart fee applies for new tenants.
Additional inspections beyond allowance in Manage365
